ジャパンエクセレント投資法人が、第21期（平成28年12月期）決算を発表した。 第21期は、投資口の追加発行を行い「マンサード代官山」を取得。これによる賃貸収益が寄与し、前期比9.4％増益。投資口数が3.3％増加するも、1口当たり分配金は2,609円と前期を6％上回った。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,869億円、有利子負債比率は46.6％。 第22期（平成29年6月期）は、固都税や管理費等が増加するが、支払利息の減少を見込み、前期比0.4％増益、1口当たり分配金は2,620円となる見通し。 続く第23期（平成29年12月期）は「芝二丁目ビルディング」のテナント退去による減収に伴い前期予想比2.7％減益を見込むが、内部留保より107百万円を取り崩し、1口当たり分配金は2,630円と前期予想を上回る見通し。
