ジャパンエクセレント投資法人が、第20期（平成28年6月期）決算を発表した。 第20期における物件取得はなし。稼働率の上昇、賃料増額改定が寄与するが、前期に売却した物件の賃貸収益や物件売却益がなくなったことにより、前期比8％減益、1口当たり分配金は2,462円となった。 期末のポートフォリオは30物件、資産規模（取得額合計）は2,755億円、有利子負債比率は46.5％。 第21期（平成28年12月期）は、投資口の追加発行を行い「マンサード代官山」を取得。これにより前期比7.8％増益を見込み、投資口数が3.3％増加するも、1口当たり分配金は2,570円と前期を4.4％上回る見通し。 第22期（平成29年6月期）は、支払利息の減少により前期予想比2％増益を見込み、1口当たり分配金は2,620円となる見通し。 中期的な目標として、賃料上昇による内部成長と金融コストの低減を軸に、2年から2年半を目処に1口当たり分配金2,800円を目指す。
