ジャパンエクセレント投資法人（JEI）が、投資口の追加発行を行う。JEIの公募増資は1年ぶり。発行口数は37,500口、オーバーアロットメントによる売出口数は3,750口。これにより発行後の投資口数は3.3％増の1,305,700口となる予定。調達額は58億円を見込み、併せて発表した物件の取得資金に充当する。新たに取得する物件は、東急東横線代官山駅より徒歩4分に位置する、平成21年竣工、10階建のオフィスビル。4月末のテナントは7社、稼働率は97.1％。売り主は、スポンサーである新日鉄興和不動産グループ。これによりポートフォリオ全体の規模は4.1％増の2,870億円となる。これらに伴い、第21期（平成28年12月期）業績予想を修正。上記物件取得による収益が寄与し、2月に公表した業績予想に対し6.8％増益を見込む。予定していた内部留保の取り崩しを行わず、投資口数が増加するも、1口当たり分配金は2,570円と前回より変わらない見通し。また第22期（平成29年6月期）業績予想を発表。管理費や固都税が増加するも、支払利息や融資関連費用の減少により、前期予想比2％増益を見込み、1口当たり分配金は2,620円となる見通し。
