ジャパンエクセレント投資法人が、第19期（平成27年12月期）決算を発表した。第19期は、投資口の追加発行を行い、沖縄のオフィスビルを取得する一方、港区のオフィスビル2棟を売却。前期に取得した日石横浜ビルの通期稼働及び物件売却益が寄与し、前期比9.2％増益。差引き223百万円を内部留保とし、1口当たり分配金は2,500円と前期を2.1％下回った。期末のポートフォリオは30棟、資産規模（取得額合計）は2,755億円、有利子負債比率は46.4％と4年半ぶりの低水準となった。第20期（平成28年6月期）は、前期に売却した物件の賃貸収入や物件売却益がなくなるため、前期比8.1％減益を見込み、1口当たり分配金は2,460円となる見通し。続く第21期（平成28年12月期）は、固都税の増加等により営業利益ベースでは前期予想比0.3％減益を見込むが、支払利息の減少により当期純利益は1.0％増益を見込む。内部留保より108百万円を取り崩し、1口当たり分配金は2,570円となる見通し。
