ジャパンエクセレント投資法人が第18期（平成27年6月期）決算を発表した。第18期は、日石横浜ビルを取得。これによる賃貸収益が寄与し、前期比1.9％増益、1口当たり分配金は2,554円となった。期末のポートフォリオは31棟、資産規模（取得額計）は2,899億円、有利子負債比率は51.6％。第19期（平成27年12月期）は、期初に投資口の追加発行を行い、約65億円を調達。これにより有利子負債比率は49.3％へ低下。日石横浜ビルの通期稼働が寄与し、前期比2.0％増益を見込むが、投資口数4.3％増加により、1口当たり分配金は2,500円と前期を2.1％下回る見通し。続く第20期（平成28年6月期）は、固都税の増加等により前期予想比1.6％減益を見込み、1口当たり分配金は2,460円となる見通し。
