ジャパンエクセレント投資法人が第11期（平成23年12月期）決算を発表した。第11期はオフィスビル4棟を取得。前期の物件売却益302百万円がなくなることから、前期比3.4%減益、1口当たり分配金は11,854円となった。第12期（平成24年6月期）は、第28興和ビルを売却予定。賃貸収益の増加及び物件売却益153百万円が寄与し5.7%増益を見込むが、物件売却益のうち61百万円を内部留保とし、1口当たり分配金は12,200円となる見通し。続く第13期（平成24年12月期）は6.9%減益を見込むが、内部留保より101百万円を取り崩し、1口当たり分配金は12,200円となる見通し。
