ジャパンエクセレント投資法人が第10期（平成23年6月期）決算を発表した。第10期は、1棟取得及び1棟売却を行った。賃貸収入の増加及び物件売却益302百万円が寄与し、前期比4.3%増益、公募増資による投資口数22%増加、及び土地等を先行取得した場合の課税特例を適用し50百万円を内部留保することから、1口当たり分配金は12,000円と前期を16%下回った。併せてオフィスビル2棟の取得を発表。2棟の取得額は計115億円。第11期（平成23年12月期）は、賃貸収入が増加するも、前期の物件売却益がなくなるため、前期比7%減益、1口当たり分配金は11,400円となる見通し。続く第12期（平成24年6月期）1口当たり分配金は11,600円となる見通し。
