ジャパンエクセレント投資法人が第9期（平成22年12月期）決算を発表した。第9期は、オフィスビル2棟（うち1棟は追加取得）を取得したが、大口テナント退去により前期比6.3%減益、1口当たり分配金は14,353円となった。第10期（平成23年6月期）は、期初に投資口の追加発行と保有物件の取得及び売却を発表。賃貸収益が減少するも物件売却益300百万円計上により前期比2%増益となるが、投資口数22%増加により1口当たり分配金は12,000円と前期を16%下回る見通し。続く第11期（平成23年12月期）は、賃貸収益が増加するも物件売却益がなくなることにより前期予想比6%減益、1口当たり分配金は11,200円となる見通し。公募増資により直近の有利子負債比率が45%台まで低下、今後は物件を取得して分配金の増加を図る構え。
