ジャパンエクセレント投資法人が第8期（平成22年6月期）決算を発表した。第8期は物件の取得はなし。既存物件の賃貸収益の減少及び投資法人債発行に伴う支払利息等により前期比4.8%減益、1口当たり分配金は15,315円となった。第9期（平成22年12月期）は、12月に保有物件の追加取得を予定。既存物件の賃貸収益減少を見込み8.6%減益、1口当たり分配金は14,000円となる見通し。続く第10期（平成23年6月期）1口当たり分配金は13,000円となる見通し。
