ジャパンエクセレント投資法人が第7期（平成21年12月期）決算を発表した。第7期は物件の取得はなし。前期比0.7%減収となるも賃貸事業費用の減少により1.8%増益、1口当たり分配金は16,085円となった。第8期（平成22年6月期）は賃貸収入の減少により6.7%減益を見込み、1口当たり分配金は15,000円となる見通し。続く第9期（平成22年12月期）1口当たり分配金は14,000円となる見通し。
