ジャパンエクセレント投資法人が第4期（平成20年6月期）決算を発表した。第4期は、物件の取得はないが、前期に取得した物件の通期稼働及び既存物件の賃料増額改定が寄与し、前期比10%増益、1口当たり分配金は17,218円となった。第5期（平成20年12月期）は、オフィスビル2棟売却を予定。これに伴う物件売却益824百万円を見込み、前期比13.2%増益、1口当たり分配金は19,500円となる見通し。続く第6期（平成21年6月期）は上記物件売却益がなくなるため、1口当たり分配金は15,200円となる見通し。
