ジャパンエクセレント投資法人が投資口の追加発行を行う。発行口数は19,000口、オーバーアロットメントによる売出1,000口予定。これにより発行後の総投資口数は、最大で14.8%増の154,800口となる。調達資金は約238億円を見込み、短期借入金の返済に充当する。これによりファンド全体（取得額ベース）の有利子負債比率は55.7%から38.6%に低下する。 これに伴い、第3期（平成19年12月期）業績予想を修正した。3月に修正した予想に対し1.3%増益となる一方、投資口の増加により、1口当たり分配金は13,500円と11.7%減となる見通し。
