ジャパンエクセレント投資法人が第1期（平成18年12月期）決算を発表した。第1期の実質的な運用期間は、上場日である平成18年6月27日からの188日間。第1期は、上場時に14棟を取得（うち1棟は11月に持分追加取得）。これにより上場時発表した業績予想に対し16%増益、1口当たり分配金は13,773円となった。第2期（平成19年6月期）及び第3期（平成19年12月期）は、運用期間は6ヶ月となること及び平成18年に取得した物件の固都税の費用計上に伴い、1口当たり分配金はそれぞれ13,500円、11,500円となる見通し。
