大和ハウスリート投資法人が、「カスタリア都立大学」と「フォレオひらかた」を売却する。カスタリア都立大学は、小規模かつ築56年が経過し修繕コストの増加が想定されること、フォレオひらかたは2月までに全テナント退去予定であることから、それぞれの売却を決定した。2物件の売却額は計62.65億円。フォレオひらかたの売却先はスポンサーである大和ハウス工業。 これに伴い業績予想を修正。 第38期（2025年2月期）は、カスタリア都立大学の売却益24百万円計上により、10月に公表した業績予想に対し0.2％増益を見込む。自己投資口の消却により投資口数が0.56％減少、また利益超過分配金を増額し、1口当たり分配金（利益超過分配金含む）は7,000円と11.1％増となる見通し。 第39期（2025年8月期）は、フォレオひらかたの売却益3,774百万円計上により、前期予想比30％増益を見込む。投資口数0.56％減少、売却益の一部を内部留保することをそれぞれ反映し、利益超過分配を行わず1口当たり分配金は6,200円と8.8％増となる見通し。
