大和ハウスリート投資法人（DHR）が、保有物件の建替えを行うことを発表した。DHRによる建替えプロジェクトは初めて。2023年8月に運用ガイドラインを変更し、開発案件への投資や保有物件の建替え（当面は小規模の住宅が対象）を行うことを公表した。 建替えを行う物件は、大田区上池台にある、2010年竣工の「カスタリア上池台」。現在シングルタイプ中心であるが、コンパクトタイプ中心に建替える。竣工時期は2025年7月予定。建替期間中は収益は発生しないが、建替後の収益改善を見込む。建替え後の取得額は3.78億円となる見込み。
