大和ハウスリート投資法人が、第34期（2023年2月期）決算を発表した。 第34期における物件取得はなし。修繕工事を前倒し実施により修繕費が増加する一方、住宅の稼働率上昇や物流施設の賃料増額により、前期比0.7％増益。のれん償却費1,982百万円を加算し、1口当たり分配金（利益超過分配金含む）は5,649円と前期比0.6％増となった。 期末のポートフォリオは230物件、資産規模（取得額合計）は8,951億円、有利子負債比率（のれん含む）は42.4％。 第35期（2023年8月期）は、「MIMARU東京赤坂」を取得、「カスタリア名駅南」を売却する。物件売却益349百万円を計上するが、水道光熱費や原状回復費、支払利息の増加により、当期利益は前期と同水準を見込む。のれん償却費を加算し、1口当たり分配金（利益超過分配金含む）は5,600円となる見通し。 第36期（2024年2月期）は、修繕費が減少するが、前期の物件売却益がなくなるため、前期予想比1.0％減益を見込む。のれん償却費を加算し、1口当たり分配金（利益超過分配金含む）は5,600円となる見通し。 引き続き潤沢なスポンサーパイプラインを活用し、物流施設を中心に物件取得を継続する方針。
