大和ハウスリート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は42,000口、オーバーアロットメントによる売出口数は3,000口。これにより発行後の投資口数は1.9％増の2,365,000口となる予定。 調達額は134億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「DPLつくば谷田部」等、物流施設4物件、取得額は計379.5億円。これにより取得後のポートフォリオ全体の規模は4.2％増の9,331億円となる。 これらに伴い第34期（2023年2月期）業績予想を修正。上記4物件の収益が寄与し、4月に公表した業績予想に対し2.7％増益を見込む。投資口数が増加するも、1口当たり分配金（利益超過分配金含む）は5,620円と0.4％増となる見通し。 併せて第35期（2023年8月期）業績予想を公表。固都税や支払利息が増加する一方、修繕費や減価償却費の減少により、前期予想比1.7％増益を見込み、1口当たり分配金（利益超過分配金含む）は5,700円となる見通し。 なお、今回の増資によって、1口当たり巡航分配金が5,700円となる見込み。
