大和ハウスリート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は121,000口、オーバーアロットメントによる売出口数は9,000口。これにより発行後の投資口数は6.3％増の2,205,000口となる予定。 調達額は343億円を見込み、併せて発表した物件の取得資金とする。 取得する物件は「DPL流山Ⅰ」等の物流施設、商業施設、複合施設の3物件。取得額は計708億円。これにより取得後の資産規模（取得額合計）は9.5％増の8,164億円となる。 これらに伴い第29期（2020年8月期）業績予想を修正。上記3物件及び前期に取得した2物件の収益が寄与し、10月に公表した業績予想に対し9.6％増益を見込む。なお、合併に伴う一時差異等調整積立金の内部留保の取崩しが終了となるため、のれん償却費の分配金への影響を回避を目的で、第29期以降利益超過分配を行う。のれん償却費相当額1,982百万円を内部留保残額の取崩し及び利益超過分配によって、1口当たり分配金（利益超過分配金含む）は5,350円を見込み、投資口数が増加するも1.5％増となる見通し。 併せて第30期（2021年2月期）業績予想を発表。上記3物件の通期稼働により、前期予想比4.5％増益を見込む。のれん償却費相当額1,982百万円の利益超過分配によって、1口当たり分配金（利益超過分配金含む）は5,550円となる見通し。
