大和ハウスリート投資法人が、第27期（2019年8月期）決算を発表した。 第27期は、投資口の追加発行を行い「Dプロジェクト板橋新河岸」等、物流施設及び商業施設を中心に13物件を取得する一方、「Dプロジェクト新三郷」を売却した。賃貸収益及び物件売却益の増加により、前期比6.6％増益。のれん償却費及び物件売却に伴う税会不一致相当額を内部留保より取崩し、投資口数が7.7％増加するも、1口当たり分配金は5,773円と前期を6.4％上回った。 期末のポートフォリオは228物件、資産規模（取得額合計）は7,448億円、有利子負債比率（のれん含む）は41.5％。 第28期（2020年2月期）は、「Dプロジェクト仙台南」等、物流施設5物件を売却。物件売却に伴い賃貸収益が減少するが、物件売却益の増加に伴い当期純利益は前期と同水準を見込む。のれん償却費及び物件売却に伴う税会不一致相当額を内部留保より取崩し、1口当たり分配金は6,040円と前期比4.6％増となる見通し。 第29期（2020年8月期）は、前期の物件売却益がなくなるため、前期予想比2.4％減益を見込む。のれん償却費を内部留保より取崩し、1口当たり分配金は5,270円となる見通し。 従来の目標であった資産規模8,000億円に加えて、今後の中期目標として、概ね3年後を目処に1口当たり巡航分配金5,600円を目指す。
