大和ハウスリート投資法人が、第26期（2019年2月期）決算を発表した。 第26期は、「DPL北九州」等、4物件を取得、「森のとなり」を売却した。これによる賃貸収益増加、レジデンスの稼働率上昇、物件売却益113百万円が寄与し、前期比10.7％増益。物件売却益等120百万円を内部留保する一方、のれん償却費相当額1,980百万円を内部留保より取崩し、1口当たり分配金は5,427円と前期を7.6％上回った。 期末のポートフォリオは216物件、資産規模（取得額合計）は6,834億円、有利子負債比率（のれん含む）は41.3％。 第27期（2019年8月期）は、投資口の追加発行を行い「Dプロジェクト板橋新河岸」等13物件を取得。前期の物件売却益がなくなる一方、新規物件の賃貸収益が寄与し、前期比1.7％増益を見込む。のれん償却費相当額1,982百万円を内部留保より取崩し、分配金総額10,729百万円となるが、投資口数7.7％増加により、1口当たり分配金は5,170円と前期を4.7％下回る見通し。 第28期（2020年2月期）は、第27期に取得した物件の通期稼働、投資口発行費用がなくなること等により、前期予想比4.7％増益を見込む。のれん償却費相当額1,982百万円を加算し、1口当たり分配金は5,370円と前期予想を3.9％上回る見通し。
