大和ハウスリート投資法人が、第24期（平成30年2月期）決算を発表した。 第24期における物件取得はなし。前期に取得した物件が通期寄与するが、前期の物件売却益がなくなったため、前期比10.4％減益。のれん償却費相当額1,982百万円を一時差異等調整積立金より取り崩す一方、還付消費税相当額346百万円を内部留保とし、1口当たり分配金は5,194円となった。 期末のポートフォリオは199物件、資産規模（取得額合計）は5,777億円、有利子負債比率（のれん含む）は41.4％と、前期から変動なし。 第25期（平成30年8月期）は、投資口の追加発行を行い、物流施設を中心に16物件を取得。これにより前期比5.8％増益を見込む。一時差異等調整積立金よりのれん償却費相当額1,982百万円を取崩すが、投資口数14％増加に伴い、1口当たり分配金は4,950円と前期を4.7％下回る見通し。有利子負債比率（のれん含む）は40.9％に低下。 第26期（平成31年2月期）は、前期に取得した物件の通期寄与、前期の投資口発行費がなくなること等により、前期予想比7.7％増益を見込む。一時差異等調整積立金より1,982百万円を取崩し、1口当たり分配金は5,250円と前期予想を6.1％上回る見通し。
