大和ハウスリート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は222,000口、オーバーアロットメントによる売出口数は15,000口。これにより発行後の投資口数は14％増の1,927,000口となる予定。 調達額は591億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、物流施設12物件、商業施設3物件、ホテル1物件の計16物件、取得額は計969億円。これによりポートフォリオ全体の規模は16.8％増の6,747億円となる。 これらに伴い、第25期（平成30年8月期）業績予想を修正。上記16物件の収益が寄与し、10月に公表した業績予想に対し20％増益を見込む。一時差異等調整積立金より1,982百万円を取崩し、投資口数が増加するも、1口当たり分配金は4,950円と1％上回る見通し。 併せて第26期（平成31年2月期）業績予想を発表。16物件の通期稼働により、前期予想比7.6％増益を見込む。一時差異等調整積立金より1,982百万円を取崩し、1口当たり分配金は5,250円となる見通し。 なお、増資後の有利子負債比率（のれん含む）は40.7％と、第23期（平成29年8月期）末の41.4％より低下を見込む。
