大和ハウスリート投資法人が、第23期（平成29年8月期）決算を発表した。 第23期は、投資口の追加発行を行い「DPL三郷」等物流施設を中心に17物件を取得、レジデンス7物件を売却した。賃貸収益の増加に加え、物件売却益1,536百万円が寄与し、前期比81％増益。のれん償却費相当額1,980百万円を一時差異等調整積立金より取崩す一方、物件売却益等1,559百万円を内部留保とし、1口当たり分配金は4,964円と前期を3.4％上回った。 期末のポートフォリオは199物件、資産規模（取得額合計）は5,777億円、有利子負債比率（のれん含む）は41.4％。 第24期（平成30年2月期）は、前期に取得した物件が通期寄与する一方、前期の物件売却益がなくなるため、前期比17.8％減益を見込む。のれん償却費相当額1,982百万円を取崩し、1口当たり分配金は5,050円と前期を1.7％上回る見通し。 第25期（平成30年8月期）は、固都税の増加により前期予想比3.9％減益を見込む。のれん償却費相当額1,982百万円を取崩し、1口当たり分配金は4,900円となる見通し。
