大和ハウス・レジデンシャル投資法人が第15期（平成25年8月期）決算を発表した。第15期は、期初に投資口の追加発行を行い、レジデンス3棟、介護付老人ホーム1棟を取得。これにより前期比10%増益。期初に投資口を2分割したこと及び投資口の追加発行により投資口数が119%増加。剰余金より141百万円を取り崩し1口当たり分配金は8,300円となった。併せて投資口の追加発行を発表。前期に引き続き2期連続の公募増資となる。発行口数は20,000口、オーバーアロットメントによる売出し2,000口。これにより発行後の総投資口数は6.2%増の373,870口となる予定。調達資金は約84億円を見込み、9月に物件取得した際の短期借入金70億円の返済に充当する。また、これまでの分配方針を変更することを発表。物件売却損や増資の希薄化のために剰余金を活用する可能性が少なくなったため、今後は目標分配金水準を設定せず、減価償却費の10%相当額を当期利益に上乗せして分配する予定。これらに伴い第16期（平成26年2月期）は、レジデンス6棟取得が寄与し前期比8.2%増益、剰余金より159百万円を取り崩し、投資口数が増加するも1口当たり分配金は8,470円と前期を2%上回る見通し。続く第17期（平成26年8月期）1口当たり分配金は8,340円となる見通し。
