大和ハウス・レジデンシャル投資法人が第13期（平成24年8月期）決算を発表した。第13期は、レジデンス2棟取得、4棟売却を行った。2棟取得による賃貸収益及び前期に取得した物件の通期稼働、物件売却益が寄与し、前期比17%増益。物件売却益より5百万円を内部留保とし、分配金総額2,610百万円、1口当たり分配金は16,264円となった。第14期（平成25年2月期）は、レジデンス1棟取得、1棟売却を実施。支払利息が減少するも、賃貸収入の減少、修繕費の増加等により、前期比0.2%減益。業績改善により目標分配金を16,100円から16,500円へ修正し、剰余金より36百万円を取り崩し、1口当たり分配金は16,500円となる見通し。続く第15期（平成25年8月期）は剰余金を活用せず1口当たり分配金は16,500円となる見通し。なお、運用ガイドラインを変更し、高齢者向け住宅を投資対象に加える。オペレーターへの一括賃貸や大和ハウスグループのサポート等、運営リスクの限定的な物件を取得する意向。
