ビ・ライフ投資法人（BLI）が投資口の追加発行を行う。発行口数は38,000口、オーバーアロットメントによる売出3,800口。これにより発行後の総投資口数は35%増の160,535口となる。調達資金は193億円を見込み、併せて取得を発表したレジデンス5棟の取得資金に充当する。5棟の取得額は計174億円。これらに伴い第12期（平成24年2月期）及び第13期（平成24年8月期）業績予想を発表した。上記5棟取得により当期純利益2,271百万円、投資口数が増加するも、内部留保より296百万円を取り崩し分配金総額2,568百万円とし、1口当たり分配金は16,000円となる見通し。続く第13期（平成24年8月期）も内部留保を取り崩し分配金総額2,568百万円とし、1口当たり分配金16,000円となる見通し。併せて内部留保の活用方針と目標分配金水準を発表した。内部留保額が平成23年2月末時点で203億円あることから、当面の目標分配金水準を16,000円と設定し、内部留保を物件売却損の補填及び分配金の原資として活用する方針。またBLIは、投資対象から商業施設を外し、レジデンスに特化することを発表、これに伴い12月1日より投資法人の商号を大和ハウス・レジデンシャル投資法人へ変更する。
