大和証券オフィス投資法人が、第35期（2023年5月期）決算を発表した。 第35期は、「Daiwa SHIBUYA EDGE」を売却した。ポートフォリオ全体の期中平均稼働率は97.0％と前期より0.5ポイント低下し賃貸収益が減少したが、物件売却益1,519百万円が寄与し、前期比9.0％増益。547百万円を内部留保とし、1口当たり分配金は13,700円と前期と同額となった。 期末のポートフォリオは58物件、資産規模（取得額合計）は4,625億円、有利子負債比率は43.1％。 第36期（2023年11月期）は、期中稼働率が97.1％と前期より0.1ポイント上昇する想定。水道光熱費収支が改善、また修繕費が減少するが、前期の物件売却益がなくなるため、前期比14％減益を見込む。内部留保より444百万円を取崩し、1口当たり分配金は13,700円と前期と同額となる見通し。 第37期（2024年5月期）は、「S-GATE FIT日本橋馬喰町」を取得する。期中平均稼働率は97.1％と変わらない想定。新規物件及び既存物件の収益増加により、前期予想比1.0％増益を見込む。内部留保より382百万円を取崩し、1口当たり分配金は13,700円を維持する見通し。 新規物件取得や開発物件の早期稼働、既存物件の収益向上により、内部留保を活用せず1口当たり巡航分配金13,700円の早期達成を目指す。
