大和証券オフィス投資法人が、第32期（2021年11月期）決算を発表した。 第32期は「神田橋PR-EX」を取得。新宿マインズタワーやDaiwaリバーゲート等の大型物件の稼働低下により、ポートフォリオの期中平均稼働率は97.0％と前期より0.7ポイント低下した。修繕費が減少したが、前期の物件売却益の反動減や賃貸収入の減少により、前期比9.9％減益。内部留保より33百万円を取崩し、1口当たり分配金は14,000円と前期と同額となった。 期末のポートフォリオは60物件、資産規模（取得額合計）は4,633億円、有利子負債比率は41.9％。 第33期（2022年5月期）は「神田須田町二丁目開発用地」を取得する一方、「Daiwa南青山ビル」と「Daiwa麹町4丁目ビル」を売却する。期中平均稼働率は97.7％と前期より0.7ポイント回復する前提。2物件の売却益906百万円を計上し、前期比9.0％増益を見込む。577百万円を内部留保とし、1口当たり分配金は14,000円となる見通し。 第34期（2022年11月期）は、期中平均稼働率97.3％と前期予想より0.4ポイント低下する前提。前期の物件売却益の反動減により、前期予想比10.4％減益を見込む。内部留保より195百万円を取崩し、1口当たり分配金は14,000円となる見通し。
