大和証券オフィス投資法人が、第30期（2020年11月期）決算を発表した。 第30期は「日本橋馬喰町一丁目開発用地」を取得、「Daiwa新橋510ビル」を売却した。既存物件の賃料賃料増額、Daiwa新橋510ビルの売却益336百万円が寄与し、前期比6.5％増益。328百万円を内部留保とし、1口当たり分配金は13,817円と前期比1.6％増となった。 期末のポートフォリオは60物件、資産規模（取得額合計）は4,648億円、有利子負債比率は41.8％。 第31期（2021年5月期）は「Daiwa京橋ビル」を売却。既存物件の大口テナント退去により、期中稼働率は96.9％を想定。これにより賃貸収入が減少するが、修繕費の削減、売却益1,036百万円により、前期比6.6％増益を見込む。売却益のうち756百万円を内部留保とし、1口当たり分配金は13,900円となる見通し。 第32期（2021年11月期）は、引き続き大口テナントの退去により期中稼働率は95.6％を想定。前期の物件売却益の反動減により、前期予想比11.2％減益を見込む。内部留保より98百万円を取崩し、1口当たり分配金は13,900円と前期予想と同額となる見通し。 初の開発プロジェクトとなる日本橋馬喰町一丁目に建設予定のオフィスビルは、6月に着工、2022年11月に竣工を予定する。
