大和証券オフィス投資法人が、第25期（2018年5月期）決算を発表した。 第25期は「コンカード横浜」「Daiwa神田イーストビル」を取得する一方、「Daiwa名駅ビル」「新宿マインズタワー」の共有持分7分の3を売却。Daiwa名駅ビルの売却益29億円と新宿マインズタワーの売却損24億円を差引き、481百万円の売却益を計上。更に賃貸収益の増加により、前期比7.9％増益。物件売却益のうち403百万円を内部留保する一方、自己投資口取得及び消却を行った結果、1口当たり分配金は11,150円と前期を1.8％上回った。なお、自己投資口取得に伴う1口当たり分配金への影響は+134円。 期末のポートフォリオは55物件、資産規模（取得額合計）は4,394億円、有利子負債比率は40.5％。 第26期（2018年11月期）は、「プライム神田ビル」「北品川御殿山ビル」を取得。既存物件の賃料増や支払利息の減少が寄与する一方、前期の物件売却益がなくなるため、前期比1.0％減益を見込む。但し、1口当たり分配金は11,850円と、内部留保を行った前期に比べて6.3％増加する見通し。 第27期（2019年5月期）は、修繕費の減少等により、前期予想比1.3％増益を見込み、1口当たり分配金は12,000円となる見通し。
