大和証券オフィス投資法人が、第24期（平成29年11月期）決算を発表した。 第24期は「コンカード横浜」を裏付資産とする匿名組合出資持分を取得。既存物件の稼働率上昇や賃料増額改定が寄与し、前期比1.8％増益、1口当たり分配金は10,957円となった。 期末のポートフォリオは54物件、資産規模（取得額合計）は4,693億円、有利子負債比率は42.3％。 第25期（平成30年5月期）は「コンカード横浜」「日本マンパワービル」を取得する一方、「Daiwa名駅ビル」「新宿マインズタワー（一部）」を売却。新宿マインズタワーの売却損とDaiwa名駅ビルの売却益を相殺し、差引き464百万円の売却益が発生する。これにより前期比7.4％増益を見込むが、売却益のうち384百万円を内部留保とし、1口当たり分配金は11,000円となる見通し。 第26期（平成30年11月期）は、前期の物件売却損益がなくなるため、前期予想比3.2％減益を見込む。1口当たり分配金は11,400円と前期予想を3.6％上回る見通し。 なお、第25期の物件入替えに伴い余剰資金約300億円が発生する。資金活用のシナリオとして、物件取得、借入金返済、自己投資口取得の組み合わせを検討し、更なる分配金上昇を目指す。
