大和証券オフィス投資法人が、物件の入替えを行う。 取得する物件は、JR横浜駅より徒歩5分に位置する、平成20年竣工、20階建のオフィスビルと、JR山手線神田駅より徒歩5分に位置する、平成17年竣工、9階建のオフィスビル。2物件の取得額は計423億円。 売却する物件は、渋谷区代々木にある新宿マインズタワーと名古屋にあるDaiwa名駅ビル。2物件の売却額は計708億円。ポートフォリオ全体の28％を占める新宿マインズタワーは、保有する共有持分6/7のうち半分を、シンガポール政府系ファンドであるGICグループに売却する。簿価との差額は約-23億円となり売却損が発生する。一方、Daiwa名駅ビルは簿価との差額約+30億円となり売却益が発生する。これらを相殺し差引き売却益約4.6億円を第25期（平成30年5月期）に計上するが、一部内部留保を見込む。業績予想修正は来年1月公表予定。 なお、物件入替え後の巡航分配金水準は1口当たり11,400円を見込むとともに、物件売却による余剰資金約300億円を活用することで更なる増加を図る。
