DAオフィス投資法人（DAO）が第三者割当増資を行う。割当先はDAOのスポンサーであるダヴィンチ・アドバイザーズの100%子会社。割当口数は138,905口。これにより発行後の投資口数は67%増の343,905口となる。発行価額は431,949円。調達資金600億円は、借入金の返済に充当し、有利子負債比率を低下させる。DAOによれば、08年返済予定の有利子負債残高は1,000億円となるが、特に外資系金融機関の融資姿勢が厳しくなり、再調達に伴うコストを鑑みた結果、第三者割当増資が適切であると判断。併せて、物件売却を発表。売却先はケネディクス。売却額と簿価の差額は15.7億円となり、売却益は第6期（平成20年11月期）に計上される。これに伴い、第6期業績予想を修正。物件売却益を計上し62%増益なるも、投資口数の増加により1口当たり分配金は14,232円となる見通し。なお、試算値ながら第7期（平成21年5月期）1口当たり分配金も公表。物件売却を行わない場合には、9,000円程度になる見通しとしている。
