積水ハウス・SI レジデンシャル投資法人が、第23期（平成29年3月期）決算を発表した。 第23期は、投資口の追加発行を行い「プライムメゾン白金高輪」等3物件を取得する一方、「エスティメゾン八千代緑が丘」を売却。これによる賃貸収益の増加や物件売却益32百万円、資産運用報酬の減少等により、前期比14.1％増益。物件売却益を内部留保し、投資口数が8.6％増加するも、1口当たり分配金は2,234円と前期を4.1％上回った。 期末のポートフォリオは113物件、資産規模（取得額合計）は2,069億円、有利子負債比率は50.3％。 第24期（平成29年9月期）は、前期の物件売却益がなくなることや固都税の増加により、前期比2.8％減益を見込み、1口当たり分配金は2,200円となる見通し。 第25期（平成30年3月期）は、季節変動に伴う一時金収入の増加により、前期予想比0.9％増益を見込み、1口当たり分配金は2,220円となる見通し。巡航ベースの1口当たり分配金2,200円台となり、次の目標として2,300円台を目指す。 なお、スポンサーの1社であったスプリング・インベストメントが、3月に資産運用会社の株式25％を積水ハウスに売却した。これにより積水ハウスが単独スポンサーとなり、6月開催予定の投資主総会を経て投資法人の名称を「積水ハウス・レジデンシャル投資法人」に変更する予定。
