A diversified J-REIT focused on residential, but also invests in commercial facilities. Its investment policy focuses on diversification, but it has sold many of its commercial properties and moved closer to a residential-focused portfolio. Its sponsors changed to Sekisui House, Ltd. and Spring Investment Co., Ltd. from March 2010. Leveraged the credit rating of sponsors to achieve significantly lower financing costs, which helped its dividend rebound to 10,000 JPY per unit, its initial target after the change of sponsors. Increased capital in the periods ended March and September 2013 and is now on a growth trajectory. The forecast dividend for the period ending March 2014 is 10,700 JPY per unit.
