積水ハウス・SI レジデンシャル投資法人が、投資口の追加発行を行う。公募増資は2年ぶりとなる。発行口数は83,240口、オーバーアロットメントによる売出口数は4,160口。これにより発行後の投資口数は8.6％増の1,105,510口となる予定。調達額は95億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は「プライムメゾン白金高輪」「プライムメゾン市谷山伏町」の2棟、取得額は計85億円。 これらに伴い、第22期（平成28年9月期）業績予想を修正。b-town南青山の売却益17百万円計上により、5月に公表した業績予想に対し1.3％増益を見込むが、売却益のうち12百万円を内部留保することにより、1口当たり分配金は2,145円となる見通し。 上記の投資口追加発行、2棟取得が反映される第23期（平成29年3月期）は、前期予想比9.7％増益を見込む。投資口数が増加するも、1口当たり分配金は2,180円と1.6％上回る見通し。増資後の有利子負債比率は約51.1％を見込む。 続く第24期（平成29年9月期）は、固都税の増加等により、前期予想比0.5％減益を見込み、1口当たり分配金は2,170円となる見通し。
