積水ハウス・SI レジデンシャル投資法人が第21期決算を発表、1口当たり実績分配金は2,125円

積水ハウス・SI レジデンシャル投資法人が、第21期（平成28年3月期）決算を発表した。第21期は「神戸女子学生会館」等3棟を取得する一方、商業施設4棟、レジデンス1棟を売却した。売却した物件の賃貸収益が減少する一方、売却益210百万円が寄与し、当期純利益は前期と同水準。物件売却益の一部を内部留保とし、1口当たり分配金は2,125円となった。期末のポートフォリオは108物件、資産規模（取得額合計）は1,939億円、有利子負債比率は52.3％。なお、商業施設の売却に伴い、レジデンスの投資割合は前期の93％から97.2％へ上昇。第22期（平成28年9月期）は、期初に「プライムメゾン初台」等レジデンス4棟を取得。これに伴い賃貸収益は増加するが、前期の物件売却益がなくなることや固都税の増加等により、前期比1.9％減益。内部留保を行わず1口当たり分配金は2,130円と前期を上回る見通し。中期的な目標として、今後5～7年を目処に資産規模3,000億円を目指す。
