積水ハウス・SI レジデンシャル投資法人（SHSI）が、商業施設4件（うち1件は底地）を売却する。SHSIは平成26年6月に規約を変更し、投資対象から商業施設を除外し、レジデンス特化型へ転換した。これに伴い保有する商業施設は時期を見て売却する方針を示していた。4件の売却額は計85億円。個別物件の売却損益は非開示だが、個々の売却益と売却損を相殺し、4物件で計187百万円の売却益を見込む。これにより、第21期（平成28年3月期）業績予想を修正。物件売却により賃貸収益が減少するが、物件売却益の計上や支払利息の減少等により、11月16日に公表した業績予想と同水準を見込み、1口当たり予想分配金は2,120円と変更なし。なお、今回の売却によって、SHSIのポートフォリオにおける商業施設は「浜松プラザ」と「b-town南青山」の2棟のみとなる。
