積水ハウス・SI 投資法人（SHSI）がスポンサーと物件入替えを行う。SHSIが取得する物件は、都内のレジデンス4棟、取得額は計62億円。一方、売却する物件は、浜松プラザイーストのイトーヨーカドー棟の共有持分。SHSIは2012年3月に浜松プラザの一部を売却したが、今後イトーヨーカドー棟の収益減少リスクを回避するために、更に一部売却を行う。これにより売却後のSHSIの持分はイトーヨーカドー棟を除いた共有持分49%となる。売却に伴い売却損10百万円を計上するが、第16期（平成25年9月期）の業績予想の修正はなし。なお、レジデンス4棟の取得は第17期（平成26年3月期）となる。
