ジョイント・リート投資法人（JOR）は新たなスポンサーに、積水ハウスとスプリング・インベストメントの2社が決定したことを発表。JORの資産運用会社の株式75%を積水ハウスが、25%をスプリング・インベストメントが取得。また併せてJORはこれら2社を割当先とする第三者割当増資を行うことを発表。発行口数は10,400口、1口当たり発行価額は174,936円で調達資金は約18億円となる。旧スポンサーのジョイント・コーポレーションが09年5月に会社更正法申請後、JORはジョイントグループ一体での再生を目指していたが、11月にJOR単独でのスポンサー選定に切り替えた。積水ハウスは、ジャパンエクセレント投資法人の資産運用会社の株式15%を保有するスポンサーとして既にオフィスREITを運営している。スプリング・インベストメントは、オーストラリアREIT（LPT）であるアストロ・ジャパン・プロパティ・トラストが投資する日本の不動産の運用を受託している。積水ハウスによれば、JORの運用戦略として当面は現在ポートフォリオを維持しながら財務の改善を図り、その後マーケット環境を見ながら積水ハウスが所有するレジデンスを供給していく構え。
