ジョイント・リート投資法人が第2期（平成18年9月期）決算を発表した。第2期は7棟を取得し、当期利益727百万円、1口当たり分配金12,995円となり、増資と同時に発表した業績予想をさらに3%上回った。第3期（平成19年3月期）は、新たに9棟を取得及び取得予定としており、前期比52%の増益を見込む。一方、投資口30,000口の追加発行を行い、1口当たり分配金は12,900円と、前期と同水準となる見通し。
