ケネディクス・オフィス投資法人が、第32期（2021年4月期）決算を発表した。 第32期は、「KDX新日本橋ビル」「KDX本厚木ビル」を売却。期中平均稼働率は97.0％と前期より1.5ポイント低下。コロナ禍の長期化により稼働の回復が遅れ、想定を下回った。稼働率低下による賃貸収益の減少や物件売却損の発生により、前期比4.0％減益。423百万円を内部留保とし、1口当たり分配金は15,384円と前期と同額となった。 期末のポートフォリオは96物件、資産規模（取得額合計）は4,401億円、有利子負債比率は43.4％。 第33期（2021年10月期）は、期中平均稼働率が96.6％、フリーレントを加味した実質的な平均稼働率は93.9％を想定。更なる稼働率低下による賃貸収益の減少、前期の物件売却益の反動減により、前期比17.9％減益を見込む。内部留保より239百万円を取崩し、1口当たり分配金は14,000円と前期に公表した予想値を維持する。 第34期（2022年4月期）における期中平均稼働率は97.3％に上昇する一方、フリーレントを加味した実質的な平均稼働率は93.6％へ低下を想定する。季節変動に伴う水光熱費収入の減少等により、前期予想比1.6％減益を見込む。内部留保より184百万円を取崩し、1口当たり分配金は13,650円となる見通し。
