ケネディクス・オフィス投資法人が、第28期（2019年4月期）決算を発表した。 第28期は「フレーム神南坂」の残り持分を売却。物件売却益の増加、前期に取得した物件の通期稼働、修繕費の減少等が寄与し、前期比1.2％増益。物件売却益のうち299百万円を内部留保とするも、1口当たり分配金は13,719円と前期を1.9％上回った。 期末のポートフォリオは96物件、資産規模（取得額合計）は4,158億円、有利子負債比率は41.7％。 併せて「調布センタービル」を取得する。物件は、京王線調布駅より徒歩9分に位置する、7階建のオフィスビル。5月末時点のテナントは7社、稼働率は100％。取得額は87億円。都心5区を主要な投資エリアとする方針であるが、働き方改革等の社会環境の変化に伴い、郊外主要都市のオフィスビルの需要が高まっていると認識する。 第29期（2019年10月期）は、調布センタービルの収益が寄与する一方、KDX虎ノ門一丁目ビルのテナント退去による減収、前期の物件売却益がなくなることから、前期比7.3％減益を見込み、1口当たり分配金は13,370円となる見通し。 第30期（2020年4月期）は、KDX虎ノ門一丁目ビルのフリーレント終了により、前期予想比2.1％増益を見込み、1口当たり分配金は13,650円となる見通し。
