ケネディクス・オフィス投資法人が、第23期（平成28年10月期）決算を発表した。 第23期は「KDX新日本橋駅前ビル」と「KDX日本橋江戸通ビル」を取得。これによる賃貸収益や、既存物件のフリーレント解消、賃料増額改定が寄与する一方、前期の物件売却益がなくなったことから、前期比4.4％減益。当初想定していた内部留保の取り崩しを行わず、1口当たり分配金は11,365円と前期を6.1％上回った。 期末のポートフォリオは99物件、資産規模（取得額合計）は3,983億円、有利子負債比率は43.1％。 第24期（平成29年4月期）は、「アーク森ビル」「西新橋TSビル」を取得する一方、「ビュレックス虎ノ門」「KDX日本橋兜町ビル」を売却。更に3物件の売却を予定（契約未締結）。これに伴い、物件売却益16.6億円、物件売却損16.59億円が発生する見込み。売却損益を相殺するも、賃貸収益の増加や金利コストの低下が寄与し、前期比1.2％増益を見込み、1口当たり分配金は11,500円となる見通し。 従来の中期目標であった巡航分配金11,000円を達成したことから、今後の目標として巡航分配金12,500円を目指す。
