ケネディクス・オフィス投資法人（KDO）が、森ビルと物件の相互売買を行う。 KDOが取得する物件は、港区赤坂にある「アーク森ビル」。昭和61年竣工、37階建。KDOは34階及び35階の共有持分40％を取得する。取得額は41.69億円。売り主である森ビルと固定賃料のマスターリース契約を締結する。 一方、KDOが売却する物件は、港区虎ノ門にある「ビュレックス虎ノ門」。売却額は24.4億円。本物件のある虎ノ門地区は大規模な再開発事業が計画されており、KDOは再開発事業への参画を検討していた。しかし森ビルとの協議の間で、再開発事業へ参画せず、ビュレックス虎ノ門を売却する一方、代わりにアーク森ビルを取得することを決定した。簿価との差額は706百万円となり、第24期（平成29年4月期）に売却益が発生する見込み。第24期の業績予想は12月公表予定の第23期（平成28年10月期）決算発表時に開示される。
