ケネディクス・オフィス投資法人が、第22期(平成28年4月期)決算を発表した。第22期は、「日銀前KDビル」「日土地虎ノ門ビル」を取得する一方、「虎ノ門東洋ビル」「KDX虎ノ門ビル」を売却。差引き744百万円の売却益が寄与し、前期比5.5%増益。売却益のうち480百万円を内部留保とするも、1口当たり分配金は10,707円と前期を3.9%上回った。稼働率の上昇とともに、既存テナントの賃料増額改定が減額を大きく上回り、内部成長による収益も貢献した。期末のポートフォリオは97物件、資産規模(取得額合計)は3,931億円、有利子負債比率は42.8%。第23期(平成28年10月期)は、賃貸収益の増加を見込むが、前期の物件売却益がなくなるため、前期比11%減益を予想。内部留保より136百万円を取り崩し、1口当たり分配金は10,920円と前期を2%上回る見通し。
