ケネディクス・オフィス投資法人が第19期(平成26年10月期)決算を発表した。第19期は、期初に投資口の追加発行を行い、オフィスビル7棟取得、2棟売却を行った。物件売却損が発生する一方、賃貸収益の増加、SPC償還に伴う利益配当が寄与し、前期比23.7%増益。投資口数が6.8%増加するも、1口当たり分配金は10,060円と前期を4.4%上回った。期末の有利子負債比率は48.4%。第20期(平成27年4月期)は、投資口の追加発行を行い、オフィスビル5棟を取得。これによりポートフォリオ全体の規模が3,847億円へ拡大する一方、有利子負債比率は43.2%へ低下。賃貸収益の増加、前期の物件売却損がなくなること等により、前期比24.8%増益を見込む。投資口数が14%増加するも、内部留保を活用せず、1口当たり分配金は11,000円と前期を9.3%上回る見通し。
