ケネディクス不動産投資法人（KRI）が第15期（平成24年10月期）決算を発表した。第15期は、オフィスビル3棟の取得、オフィスビル1棟及びレジデンス1棟の売却を行った。水光熱費及び修繕費が増加するも、賃貸収入の増加及び物件売却益595百万円が寄与し前期比18.5%増益。平成21年及び平成22年に土地等を先行取得した場合の課税特例を活用し、当期利益の一部を内部留保するも、1口当たり分配金は9,557円と前期を2%上回った。KRIは9月1日に運用ガイドラインを変更し、オフィスビルの投資比率を50%～100%から80%～100%へ変更。また現在保有する都市型商業施設及び住居は売却していく方針。今後は中規模オフィスビルを中心としたポートフォリオで資産規模4,000億円を目指す。第16期（平成25年4月期）は金沢の複合ビル1棟を売却。前期の物件売却益がなくなること、またKDX日本橋兜町ビルの空室を見込み15%減益、1口当たり分配金は8,880円となる見通し。
