ケネディクス不動産投資法人（KRI）が投資口の追加発行を行う。発行口数は51,400口（うち国内22,250口、海外29,150口）及びオーバーアロットメントによる売出1,600口。海外募集割合が50%超となるが、平成23年税制改正にて投資口の国内募集割合50%超の要件が増資毎でなく投資口合計の判定となり、海外資金調達の規制が緩和された。KRIの発行後の投資口数は最大で22%増の286,550口となる見込み。152億円を調達し、併せて発表した4棟取得及び借入金の返済に充当する。取得する4棟は都内のオフィスビル、取得額計142億円。これに伴い第13期（平成23年10月期）業績予想を修正。4棟取得により従来予想比8.9%増益となるが、投資口数の増加及びKDX平河町の売却益のうち130百万円を内部留保することにより、1口当たり分配金は9,300円と増資前予想の6%減となる見通し。続く第14期（平成24年4月期）は、前期の物件売却益がなくなることから前期予想比11%減益、内部留保195百万円を取り崩し、1口当たり分配金は9,300円と前期と同水準となる見通し。
