ケネディクス不動産投資法人が第5期決算発表、オフィスビル9棟取得、住宅23棟売却を発表

ケネディクス不動産投資法人が第5期(平成19年10月期)決算を発表。第5期は、オフィスビル5棟を取得し、前期比30%増益、投資口数27%増により、1口当たり分配金は13,960円と、前期を2%上回った。併せて、オフィスビル9棟の取得及び住宅23棟の売却を発表。これにより資産規模はほぼ変わらないものの、ポートフォリオ構成は大幅に変化する。オフィスビル比率が従来の70%から85%へ上昇し、実質上従来の総合型からオフィスビル主体へ移行することとなる。良好なオフィス賃貸市況を背景に、内部成長を図る構え。これに伴い、第6期(平成20年4月期)業績予想は、物件売却による売却益が寄与し、前期比17.7%増益、1口当たり分配金は16,400円となる見通し。
